First, we convert each of the variables to a z-score. Then we perform a k-means cluster analysis. The

results from the ANOVA suggest that all of the variables are contributing strongly to the results.

As for the clusters themselves, they are all of reasonable size:





Cluster 1 is characterized by higher z-scores for owner-occupancy rates.

Cluster 2 has high z-scores for under-15 year olds and low z-scores for 65-and-over persons.

Cluster 3 has high z-scores for housing prices, cars per household, and older persons, plus low

z-scores for under-15 year olds and unemployment rates.

Cluster 4 has relatively high z-scores for unemployment as well as relatively low z-scores for car

ownership and, to a lesser extent, owner occupancy. Its home prices also tend to be slightly cheaper.

These clusters tell a reasonable story about the kinds of neighborhoods in which the properties can

be found.
