b. The MARS provider is not associated with or approved by the government, and even if the consumer accepts mortgage relief services, the lender may or may not agree to change or modify the consumer's loan
c. Loan modifications are difficult to secure unless homeowners participate in mediation programs
d. The consumer cannot accept any mortgage assistance relief services until he/she has completed home loan counseling
